I'm new to Real Estate of any kind but focused on wholesaling property. Lined up with a Realtor today who shared their site with me and has a bunch of property. My guess is because she is with Keller Williams and they all have access to the property. 

Going through her site I saw some houses that I would be interested in reaching out.

Would I be wasting my time if I saw Short Sales and send a yellow to the address wanting to buy their house for cash?

Any help or suggestions would be GREATLY appreciated.

If I do sell a house that I found on her site I would definitely cut her a commission check from the profits of the sale/assignment/flip/etc.

Please...any guidance. Thank you.

I'm learning there are so many ways to make relationships work and to make deals work for both people. I'm super new and haven't made a phone call yet other than for advisement.

Seems to be more and more testimony's about how this place is helping one another. 

Definitely will be upgrading my membership soon enough.

You have a buyer in place for that condo? 

Do you already a contract on it?

How did you get a buyer already if you don't have the property under contract? Wondering because I would feel like without a contract they would go around me.

I didn't leave with a contract which may be looked down on but I do believe there is a deal to be made here. Sorry for the long thread but I'm super excited.

I totally think you did the right thing here!

Give them at least 24 hours to think anything over so you don't come across as greedy/selfish/etc. Part of helping families comes with patience and understanding. That is a key way to building relationships.

Personal note...completely new to REI and have not made any offers yet but giving them time to think on any decisions would be the way to build trust.

I have an alert set up for the "wholesaling" word and it blows my mind how often that keyword is talked about just here on BP.

At the end of the day, there is a true calling for reputable wholesalers. There is a need.

It's like network marketing (MLM)...you get a lot of people flood the industry without proper direction and their attempt towards their success turns so many people off and gives the industry a bad name. Same in wholesaling... many get in... they believe it's an easier and simple way to make comma checks. Many don't put forth the proper effort needed to be successful and it continues to spin around puts a bad taste in other people's mouths.

There was a free Than Merrill 2-hour seminar here in St. Louis and it opened the door for me to believe that I could be successful in Real Estate Flipping Houses. I didn't pay the $200 for the 3-day seminar they were offering but I still went forward with my research into the industry.

It's not in my budget to put a bunch of money into training but there sure is a lot of free education here and on the internet. 

If it was in my budget I would go to all the training I could in my first 12 months.

One little piece at a time and I will finish that elephant off.

GREAT POST!!!!

Honestly, it's the number 1 reason I decided to pursue Wholesaling. It "seemed" like a simple way to get involved in "Real Estate Investing" without $$$$$.

After hours and hours of educating myself on the what a TRUE wholesaler (THANK YOU BP!) is it is not as easy as I was hoping or expecting.

What motivates me now...is that there really seems to be a calling for true wholesalers that can be a legit honest profession out of wholesaling and finding the best deals to pass on.

There is a market but even here (at BP) there doesn't seem to be many that have had success in it. Even on threads like this... very few if any people get on and say "I've been successful in Wholesaling". Or much positive feedback about wholesaling.

Another thing that motivates me about choosing wholesaling as a career to break into RE is that though many, many people are looking at wholesaling to start their RE career's very few actually stick to it. There is a LOT of work involved to successful wholesaling. There is a demand and that demand is for reputable wholesalers. That seems to be a dime a dozen.

I'm still learning but so far this is my feeling after weeks of studying.
