 I would say if you are trying to come up with some capital a business plan is essential.

At the end of the day... Investors are always looking for deep discount deals. I am brand new to the industry and haven't bought or sold any property. 

There are so many houses out there and not enough people to stay on top of it all.

I think Wholesaling is a huge part of the real estate market. I definitely think it is a sustainable business and will be for a very long time.

it makes so much sense.

I'm new to Real Estate and taking the "Reverse Wholesaling" approach and reading Kent Clothier's PDF file he recommends working with a Real Estate agent.

In doing some research there are pros and cons to working with a real estate agent. I've lined up with a real estate agent.

If my goal is to find property not listed on the MLS where does the real estate agent come in?

How can she benefit me? 

How do we work together?

I'm so confused about this part!

I've researched stuff here but still nothing solid hits me as to why we would work together.

I've already reached out to an agent and she is asking me to sign a buyers agreement. I'm so confused on this part.

Please help!

 Honestly...I've been there multiple times.

I'm a risk taker and I believe nothing can be achieved if you don't go after it. In turn, many don't always agree with my decisions. There are many times I wish I did listen to others but I had to find out myself.

At the end of the day, I've gotten to the point I keep my plans on paper and in my head. Even recently I briefly said something to my daughter's mom (also best friend to me) that I'm getting into real estate investing through wholesaling. She quickly said what scam are you following this time.

I blew it off and explained the benefits and what my plan was. To be honest, she has seen many of my poor decisions so I do get why she would not trust my ways. She is conservative...I'm a risk taker. I have high income goals and I really don't want to have a "boss" 40 hours a week nor do I want to work super hard for someone else to benefit that is not my family. 

At the end of the day you have to focus on Rachel Gill Enterprise. No one else will focus on that as much as you.

If you have a history of poor choices than it will be a tough hill to climb with your spouse. But if it is simply because they don't believe in the industry then share your plan...your goals...ask for so much time to prove that it will work. Also have an exit strategy that you both agree on. 

This industry is here for you to succeed. You can make it happen but treat it like a business and success or failure is on your shoulders.

Your subject and your post sounds like you have a problem against "wholesalers". In the little time I have been a part of real estate I've learned not all wholesalers work the way you are describing. Yes, some do try and find some goat that will just buy and in the end... I'm sure they are not really having any success.

I'm learning there are some reputable wholesalers out there. Focus on working with them. They are not all like the one wholesaler you are describing in this post.
