My ONE recommendation would be similar to that of what @Filipe Pereira said and focus on one avenue, and don't get distracted by listening to too many different podcasts, watching those "helpful"  youtube videos that appear on the side. Just stick with what route you want to learn, and go all in on that. 'Crushing it in Apartments and Commercial Real Estate' would be a good read for you.

And since I'm already here, a second piece of advice...TIME BLOCK :) That's been a huge help for me recently, I wish I would have done it sooner. Turn off any unnecessary notifications on your phone...in fact, go for long periods of time without even having your phone near you. Emails, notification, etc are a HUGE distractor and waste of time. Focus on one thing and one thing only for 30,60,120 mins, etc.

I wish I would have read Profit First at the beginning of my career so I could’ve kept more money from the deals done.

The 1 thing: House hack if at all possible. It will teach you land-lording, property management, and maybe even a little construction while minimizing your expenses and building an asset. Heck you could grub hub your way to your 1st downpayment for an FHA.

Hi @Manoj Ghangas, the first steps I would recommend as a new investor is to get a handle on analyzing the income, expenses and ROI of these properties in Bridgeport.

You can use the Bigger Pockets calculators to start. Use Zillow and rentometer.com to get data and analyze a few from your home to see what type if returns there are.

If these meet your investment criteria then start looking in person.
