Do you see the value of the home further appreciating in the next three years? If not, I would sell now while it is a hot seller's market and things are going for waaayyy over asking price. Your 5% cash on cash ROI seems small compared to the ROI you would get from selling it.

My tenant was paying her rent every month up until they came out with a $5000 rental assistance grant. She was denied because she wasn't behind and now she hasn't paid her rent ever since and won't answer any of my calls unless I call from someone else's phone. As of today, she owes me $6140. Her lease is up on March 31st but I have a feeling she isn't going to leave. I served her a non-renewal notice AND a 5 day notice but a lawyer told me that judges are not granting evictions unless there is a some safety reason that the tenant cannot stay there. I spoke with other lawyers and they said they weren't even taking eviction cases because of this. The tenant is an essential worker at a pediatrician's office. What can I do? This is very upsetting!

Shooting, traveling, glamping (camping with electricity, showers, and running water), walking or biking in the Forest preserves, and being caked up. I don't get to do any of these things as often as I'd like to.

Okay thanks! I'll check that. So how do investors have their properties in LLCs? I was told that LLCs can't purchase property so you have to buy and then transfer. 🤔
