Who uses virtual assistants to cold-call motivated sellers and vacant property owners?

How do you manage them?

What CRM do you use?

What scripts do you use?

Do you train them to only set up appointments? Or all negotiate prices? or also send out contracts / offers?

What is a good hourly rate $ for cold calling VAs?

Put in 7 Eleven, or a nationwide convenience store, NNN lease, with a corporate guarantee. Cherif Medawar is a great resource for repositioning single tenant retail

I went to a live 3-day training with Cherif,
He provided us the same contracts he uses (purchase, lease, promissory note, etc), and an entire list of nationwide NNN tenants with corporate guarantees.

I am currently working to find my first deal

How do you structure Subject-To Deals in California for multifamily?

What contracts do you use between you and the property owner?

And between you and the sub-lessee(s)?

Do you use websites like Propstream, or REWW, or Property Radar?

What type of leads are you marketing to? - Vacant properties, tax delinquents, pre-foreclosure, out-of-state owners, etc.

What type of marketing are you sending out? Postcards or mailers, or both?

Real Estate Trainer's broker crash course is the best

https://www.retrainersca.com/b...

They have practice tests, and the questions are almost identical to whats on the real test.

I passed my California Brokers Test on my first try

I also bought Duane Gomer's (https://www.duanegomer.com/cat...) and Real Estate Excellence's (https://reeinc.org/).... but I think Real Estate Trainers' practice tests helped more
