I am looking to purchase an investment property ($500k purchase price).

I have 5 private lenders to provide $100k each.

Each will have a separate trust deed - in 1st, 2nd, 3rd, 4th, 5th position.

Since I am pooling investor money into one investment, do I need to file this with the SEC as a security?

I subscribed to Listr early March 2022
Its $250 for the training
And 10% of gross revenue for them to host your listing, and use their property management software,
Plus an optional 2.5% of gross revenue if you want them to manage guest communications

The property management software lets you manage bookings, cleaning schedules, dynamic pricing, and manage your STR listings on multiple platforms (airbnb, vrbo, tripadvisor, homewaway).
However, they don't let you access the property management software until you have your first listing.
I haven't gotten my first listing yet so I'm not sure how good the property management software is

Is it possible to wholesale using a land trust?

Example:
1. Purchase a home with a land trust as the buyer
2. Assign the beneficial interest in the land trust while in escrow, in exchange for the wholesale fee


Has anyone done that?
How would you write the wholesale fee on the escrow settlement statement?

Or should I just use the "and/or assigns" clause in the buyer line?

When purchasing a property, subject-to existing finance, and having the seller carry a 2nd, how do you convey those terms on a purchase contract?
Do you use your own purchase contract?

when a franchise intends to lease a property, does the parent company usually provide the corporate guarantee for the lease?


or does the responsibility of the lease fall on the franchisee?

I am a licensed real estate broker in California.

Can I still wholesale real estate?

Or is it be better to just list properties on the MLS?

Are there other real estate brokers here on Bigger Pockets who also wholesale real estate?
