Is your tenant able to change their address to unit B in other places like banks etc. Without any issues and unit B is not really registered at the post office

Are you renting by the room or the entire unit? If its a STR or traveling nurse they are typically alone. I would do one larger bedroom and in the main area have a pull out couch. Two bedrooms in that size especially with a basement which probably has lower ceilings and not a lot of windows will look more like a prison cell/


Thanks a lot everyone for your inputs. I have decided to go with 1 bedroom for now. Plan is to use ii as STR for traveling nurses. Still getting some quotes to finalize everything.

I would go high class and do (2) 10 x 12's, that's only 240 SF and leaves you 300 SF for living/kitchen....do a Jack n jill bathroom between the bedrooms...

Thanks. This is helpful. Will see how it's shapes up for due to some other constraints like angle of stairs coming down and movement of drain pipes. Otherwise will go for 1 bigger room and good amount of living space.

If space is not priority go for it. I'd be more concerned about natural lighting (large windows $$) and creating a space people actually want to rent. 

Both the rooms will have a decent egress window and there are other windows in kitchen area, so lot of lighting in basement. I know it increases ARV when it goes from 2/1 upstairs to 4/2 but my concern is similar that rooms will be too small.
