What is your strategy for finding investors to assign properties to?
Ballpark, how much would you expect to make on a wholesale deal as the wholesaler? For example, if you bought a property for $200,000 and signed a contract for $140,000, how much would you look for to assign the contract to an investor?

I'm considering purchasing product from a wholesaler in China. I've never done business with them before. How do I know whether I can trust them? What are some ways I can protect myself and my money?
I have found a couple of properties on the sherriffs foreclosure listing website that are rather peculiar and was hoping someone could help me figure this one out. Property #1 is valued around $190,000. The default amount listed is around $40,000. This auction is tommorrow. What confuses me is that the same exact property is listed to be auctioned off 2 weeks from now. However, the default amount for that listing is approx. $170,000. Property #2 has the same circumstance. Does anyone know the reason for this?

I spent all last night reading several of the posts in the foreclosure forum and I can definately say I learned quite a bit just by doing that. I'll be sure to check out the articles in the areas you've pointed out as well.

I'm an architectural draftsman from the northwest suburbs of Chicago. I stumbled across this site while searching the internet for any kind of real estate investment info I could find. There seems to be a wealth of information on this site. I'm 27 years old and I own 1 townhome, which I rent out and just recently sold another townhouse to my tenant through a lease to own agreement. I'm looking to get more involved in real estate investing, learn how to purchase property for cheaper, and how to sell it for more. I'm looking forward to the great networking opportunity this site offers.
