I thought a JADU was part of the main house and an Adu was stand alone. I am thinking of installing a separate meter for electrical and wondering how to split water. I'm concerned that if I install a separate meter will that cause a reclassification of the property from SFH to duplex. I like all of your ideas. Once I move back into the house and get an electrical contractor to consult with I'll know which way to go. Thanks for your input.

any ideas how to split utilities in a JADU? The thermostat control is on the living room which will be part of the JADU. I'll be living in the other heald of the house. Thanks!

I'm glad to hear Hawthorne is finally coming up. Eventually it would have to since the location practically demands it. Then Hawthorne it is I guess.

STRs are allowed in LA if they are registered. In order to be registered the unit must not be rent controlled. Any MF built after 1978 is not subject to rent control. Sfr are not rent controlled and are eligible for STR. The restriction is only for multifamily that is rent controlled. There is even consideration to allow STR in rent controlled units by the tenant if the landlord agreed. Rents are unaffordable and I think the city realizes allowing tenants to STR their rent stabilized unit would help them afford the rent. I'm watching to see if this comes up in the next city planning meeting.

Those communities are outside of Los Angeles city RSO rules so that's a good start. Inglewood has the most liberal ADU regulations so if you buy a SFR, with enough land you can build a generously sized ADU that would essentially turn your SFR into a duplex. MF anywhere is so expensive you should be OK with little to negative ROI. I like Long Beach which is still somewhat affordable and offers amenities but be careful about the location. Southgate is good for MF and somewhat overlooked by most investors. Hawthorne is still very C- to D so you would trade cash flow for turnover. Just be sure the property is in Hawthorne proper and not Los Angeles or you run into the most draconian rent control laws in the land. Inglewood is already priced with the Crenshaw line and stadium but once the line actually starts running there may be another spike up. Torrance is so expensive. I don't see making any decent ROI. What makes Torrance attractive to tenants are the schools si of the price looks really good its probable not in the Torrance school district. My bet is on Southgate and Long Beach or Inglewood if you can swing the price.
