I am interested in ALFs. I placed my mother in a Korean centered one in Koreatown Los Angeles called Elim Silvertown. It was a beautiful facility, the caregivers and LVNs were wonderful, the food was excellent and they had many planned activities for memory care, outings, etc. I would stay there if I could. It got me thinking that this would be a good business investment not only financially but socially as well. I am very interested in providing quality care and facilities for our aging population.

I was listening to the podcast on mobile home parks and that led to assisted living facilities. Both markets meet the needs of a growing population of the underemployed, retired and aging populations. Does anyone have experience with ALFs? Seems it could be satisfying in the sense of meeting a need in a growing market and providing superior services to a population that may not necessarily desire to participate in such a market but may have no choice.

Thank you all for the excellent comments and advice. I'm new to this site and still trying to figure out how to navigate back to my post. I'm going to investigate the Carolinas and Texas. RE is so cheap in Detroit that it makes me look twice but in concerned about their infrastructure. The cold winters also make me pause. I don't have a lot of experience with preventing pipes from freezing or any of the other effects of winter on structures. Thank you Aaron Smith, L check out that report. I'm new to bigger pockets and I'm in the LA area s well. I've done one flip that was a flop, rehabbed a 4plex that made some money and rehabbed a rental house that was left to me from my mom and is providing some nice cash flow . One thing I learned is never buy rental property that's rent controlled. That's why multi family in LA is out for me. SFD is not subject to rent control but the returns are better with multiple family so I'm looking out of state. California is a tough place to be a landlord.

I have several articles describing best and worst locations for RE investments. One article mentioned SF and LA so I threw that one out. I've read Denver, Charlotte, Phoenix. Some factors to consider are population and job growth, economic diversity, how landlord friendly the market is, etc. I'm looking at four plexes. Anyone with experience in any locations they think are particularly good and can explain why? Thanks.
PS-anyone looking at Detroit?
