what about using one single family home and use that as HELOC and use the money to invest in comercial property rather than going in head on to use as deoposit? creative financing this way helps??

situation is like this my cousin and his wife have good stable jobs and income and are pre-approved. they have good great credit. they are in the midst of purchasing a property in the brooklyn area that is becoming a "buy it now market" it is a duplex. upper level is for them and lower level is rental about 1200 a month townhouse is for about 600,000. they plan on putting every dollar of the money from rental all to the house and mortgage

my issue is this. they asked me to get involved, if I put down 15000 how can i benefit from this? they said to me that they would like to use this brownstone as stepping stone to purchase a rental unit by next year.
perhaps they can use the first purchase as refinance or collateral.

how can i benefit from this in order to take the plunge with them for the second purchase of a all rental property ? do i need another large sum to put down again for the second purchase with them again?

congratulations to you. I am in the same boat about the same amount of money. I posted similar post. I listen to veteran members here and I joined National real estate group on my city. and reading this site and learning various methods on buying and selling.
I am trying to pull the trigger at this point. my state of NY is very expensive.

im reading lots of info. Im looking elsewhere even if i have to move.

i am newbie here as well and read foucus on one topic at a time really read all you can in this forum and
join real estate aasociation REI in your hometown and you meet people in the "know" I started last week and in the cal classroom i met mortgage brokers, new people learning the market like me. the seminar leader is nice and very knowledgeable. he met a president at a bank through networking and how beneficial to network with people in REI especially if your looking for reputable vendors.

hOW DO YOU CALCULATE A HARD MONEY LOAN USING A CALCULATOR? iN OTHER WORDS CAN SOMEONE GIVE AN EXAMPLE OF A SITUATION THAT THEY NEEDED HARD MONEY AND SHOW US THE MATH. THANKS IN ADVANCE.

My question is does anyone know about property that you own for the mentally ill or the disable ,developmentally disabled??? Is it difficult to do? or is this for more of experience investor because of details involved. It is a question I always wanted to ask since I assume the city will pay for each resident living there. thanks
