Hey all! I currently own two STR's but would like to explore the option of a LTR OOS. I live in OR where the price point is far more than I'd like to spend as I'd love to potentially purchase with cash if the price is right. I'm zeroing in on AL, OH and IN as they seem to have some landlord friendly rules in place + the affordability factor. For those of you who have experience in these states, any particular cities/towns you have had success with and any advice? Also, any investors/agents in these areas? Thank you so much!

other than that the only thing I could offer is boots on the ground to inspect a potential issue and call a few local contracting companies for that specific issue to get the best quote.

Agreed! Although we live across the US, I wanted to have a STR there. The year round occupancy is a lot better than our West Coast STR.

You could start looking at the local Craigslist, OfferUP and Facebook marketplace. You might be able to find deals on stuff ahead of time and make a plan. Maybe find some bed frames and the like and save a ton of $$$ on some big items. Dining room tables, accent chairs etc. Rent a U-Haul and go around and grab them up when you arrive.
Thats what we did for our OR cabin, saved us a TON but not sure I can count on that method across the country. We will see!
