@Evan R Wright  I think getting started house hacking with a USDA loan in an excellent idea. Find an investor friendly agent in your area who understands house hacking. You can find an agent here on the forums. The agent should also be able to help you find a lender for a USDA loan. Good luck!

I also recommend doing a background check on additional occupants 18+. My rule of thumb is a maximum of 2 occupants per bedroom.

Purchase your property in an area that allows renting by the room. Some local areas do not allow it because it may be considered a boarding house. The second thing I would consider is parking. Is there enough room for parking if each tenant has one car? Good luck!

Spend time learning your market. When a deal comes along you will then recognize it as a buying opportunity. If you don't know your market, a deal could be right in front of you, and you don't even realize it. Once you have a deal, the money will follow. Also, make sure you have your personal finances in order. This is important to secure long term financing with the most favorable terms.

1) Each state is different. In Texas the required classes to get a license are Principles of Real Estate I, Principles of Real Estate II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance.

2) I am sure there are many others, but a few Real Estate Jobs that may/may not require a license include: Residential Real Estate Agent, Commercial Real Estate Agent, Commercial Leasing Manager, Residential Property Manager, Leasing Consultant, Real Estate Investor, Appraiser, Contractor, Mortgage Broker, Loan Officer, Foreclosure Specialist, Escrow Officer, Land Developer, Surveyor

3) If you would like to sell land, I would look for jobs that are constantly looking at surveys, plats, zoning, etc. Some of these would include New Home Sales Office, Land Developer, Local Zoning Office, & Surveyor.
