Investment Info:

Single-family residence fix & flip investment.

Purchase price: $700,000
Sale price: $925,000

Total Renovation from Top to bottom. 4 Bedroom 2 bathroom Pool house. 5 Month renovation, 100k Investment.

What made you interested in investing in this type of deal?

The condition of the house was bad and the area was good.

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

Hard money and Private money

How did you add value to the deal?

MLS comps

What was the outcome?

3.5 starts Out of 5

Lessons learned? Challenges?

Permits and Inspections take longer than expected. End Buyer Loans are sometimes harder to get approved on fix and flip properties due to the Upgrades made and appraisers not knowing the true cost of repairs made to the property. You Must have a solid Expenses report to provide to the appriaser to show the Improvements made to the property to ensure no appraisal value issues arrise.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Investment Info:

Single-family residence fix & flip investment in Buena Park.

Purchase price: $570,000
Cash invested: $95,000

Fix and Flip in Buena Park scheduled for completion mid December

What made you interested in investing in this type of deal?

Off market seller called us on our sign posted on our completed flip in the same neighborhood

How did you find this deal and how did you negotiate it?

off market, seller called us. Hoarder home that needed EVERYTHING. Seller wanted an as is offer with no headaches. Told her that's how we roll.

How did you finance this deal?

HML, and private money

How did you add value to the deal?

opened up the kitchen, cosmetic rehab

What was the outcome?

permits for all work stamped, passed all rough work, being insulated and closed up by end of November. for sale by end of December

Lessons learned? Challenges?

because our flips are now "owner build" we had to learn how to read plans. Each city has different wait times for plan review, so it's best to carefully review plans for accuracy and compliance prior to submission. Some cities take up to 2 weeks for simple plan review. And that feels like FOREVER. Takes even longer with the holidays!

Purchase price: $807,000
Cash invested: $95,000

Under contract for over asking price! Scheduled to close with an all cash buyer (vetted), no contingencies or assignments, on 11-24-21. Total interior remodel, fully permitted, and completed! Professionally staged. We are so proud of our team.

What made you interested in investing in this type of deal?

Having other flips in the same tract made this an easy purchase.

How did you find this deal and how did you negotiate it?

MLS deal, showed seller our history of purchases. made a fair all cash offer that best suited their needs.

How did you finance this deal?

HML, & Private Money

How did you add value to the deal?

cosmetic rehab. very close attention to detail

What was the outcome?

rehabbed in 2 1/2 months. Got over 30 offers. Under contract now with an all cash buyer over asking. Will update after CoE

Lessons learned? Challenges?

Communicating, being fair but firm with contractors, and keeping a clear chain of command is key to run a tight ship.
