Hi,

We have recently experienced an issue trying to fund 20% DOWN on multiple properties at the same time.

Our Pipeline is Nice and healthy, the issue is now funding them all....The problem originally was finding deals, now found them and we have Several deals in the Pipeline that are all ready to close escrow. We Now, need to find 2nd lien holdes /gap funding investors to help. The issue is, We don't know too many gap funders that can move quickly. 

Question ? How do the expert investors approach this and how do you resolve this ? where are  all the gap funders at  ?

Thanks for your input, we have heard of this already from the agent that sold the house you are referring to. they over paid for that house, so there profit margin was very slim. I have done my homework and made a solid purchase offer that would calculate the   DOM it will take to resell.

It was a short sale and I purchased it for a great price.

I found it through my marketing efforts and had a real estate professional negotiate it.

How did you finance this deal?

hard money

How did you add value to the deal?

added an enclosed laundry room and completely updated and remodeled the interior.

What was the outcome?

GREAT PROPERTY- and a great return

This one took longer than expected as we had to submit renderings etc to the city as we were adding a room.

Hello RE Investors,

I have a couple of homes we are purchasing in LV to fix and flip that we need gap funding for.

We also have a couple more in Southern CA ( Orange County) which is where we are headquartered at….

We are currently looking to bring in an Investor that would put down the down payment needed to close the deal for the Las Vegas properties… We already have a hard money lender that will cover 80%-85% and give us the rehab money.

We are looking for Gap funding of approx. 20% - 25% down and we are offering up 15% Net profit.

We have good projects to keep everyones money working and we have our own GCs in place to handle our workload. We usually get our properties to Net approx. 45-55k per deal. Our average return was 52k per unit this year. Our usual rehab timeframe is 30 days and our list to sold timeframe is 60 days.

We have completed approx. 30 -35 flips in the past 2 yrs and will probably do more in 2020 if we can bring in other investor money. We currently are working in Dallas, TX, Las Vegas, NV & Southern CA.

I am in the expansion process of my RE investing company and need to reduce my IRS Taxes.

What is Best to use ? A. Roth IRA or Solo401k ?

@Anita Anand The Hardest part for me when i started was the Unknown and lack of confidence i had because of my inexperience.

However, the more u practice in this business as in anything else the Better u will become and when u get that momentum built up, it just really gets going as u start to get the hang of it !

Feelings are normal, the trick is to not let ur feelings hold you back and remind urself why u started this journey to begin with !! Good luck and Dont Quit !
