@Robert Richardson i tried doing this 2 months ago and the lender stated they dont remove PMI any longer!!

This vacant property was sent to me by a wholesaler who found us on Bigger pockets. The property was vacant and had some previous fire and smoke damage. This project will take us approx 60 days to rehab and we expect this property to be a real winner when its completed !

I recently posted On Bigger pockets about needing gap funds. I was emailed by A Person who works for Assured Lending LP in CA. I asked for License info and they said there private money lenders so no license is needed.

I was a bit concerned after they wanted up front money to order an appraisal & home inspection.

Im Not liking the smell of this? Has anyone here ever worked with this private lender?

Welcome to the RE investing club !! I would say, Pick an area, find good lists of motivated sellers, Market daily and Never give up ! the great deals come up ONLY after you have put in the time. I would recommend to get some great audio books and youtube, or Biggerpockets everything you need to learn. 

Then just get out there and start submitting offers $$
