Hi Jeff,

Thank you for taking the time and input. I have already reached out to My Real Estate attorney and he is going to be drafting the required paperwork to secure the loan against the property. I was posting to see if anyone had a general agreement that they have used previously in other gap funding transactions they would of done. Nonetheless, the Investor is savvy and has made several investments in other Syndication type of deals. They wanted to see our agreement so they could review it.

Anyway, we have it sorted now and we should be on our way to closing escrow very soon !

Hi Scott, Thanks for your input. I used to drop mailers back in the day when I started in RE in 2012. It was great, getting listings and short sale contracts. Then we switched to Cold Calling in 2016, that did quite well for getting Listings thru our brokerage. Now we are 100% Investing in Fix and flip, fix and hold properties. Im finding that Cold calling usually takes us about 3 months of incubation period before we can get a deal into escrow. Over the past 3 months we have focused a lot more on MLS and Im finding it way Faster and sometime easier to get our offers accepted or rejected....
