My area has a lot who get wholesale contracts and fail to deliver. Speaking to a few local realtors, this put a concern when speaking to me as a new guy learning the ropes.

I made it clear in my company mission statement, that the deals I make, will be followed up by a sale. This means, that when I get a contract to purchase your property, and I can find no assignee to sell the contract to, your property will be purchased by me. 

Of course, I leave room in the contract to get out if during my inspection period I find something that makes the deal a very high risk for me to profit from.

I am just a guy looking to do it right, and what I say or advise is just from what knowledge and practice I have so far.

Just be sure you WILL close the deal, and you will be seen as a genuine wholesaler, not a prospector.
