BiggerPockets is the best platform in the world to build a team in order to create a scalable investment portfolio. You'll find fix n flips will have increased margins in the Cincinnati area. It is a bit more saturated with buyers and overall sale price of homes are higher. Of course, it always depends on what your purchase price is and Dayton does have cheap homes! Both markets are great and worth diving into! There are still other factors to analyze before making that decision. Have you done work to the property for ARV to increase since purchasing? How much in the red/month? What area is this property in?

If you were able to build equity over time, it could be smart to sell, pay off your loan, and use the money for another venture (flip, investments, etc) if it is truly bleeding you out. Personally, if the property is in a bad area, this will give you headaches no matter what. If you are in a decent area where appreciation is on your side, its better to bite the bullet now, hold, and reap the benefits in the near future!

A classic drop n swap, what has been referred to in the previous mentions. I have dealt with this type of transaction many times. You can only do this with a commercial loan. However, I do have a lender that can conduct an entity transfer with a commercial loan from 2 units and up. Let me know if you are interested in discussing this option!

Two best options are house hack or sell and acquire a 1031 property. However, if you are profiting over 6 figures, the property might be too expensive to live in order to truly house hack. Sounds like 1031 to a different property and house hack from there is the way to go. Either way, you have options which is great to have at 22 years old with equity in hand!

Cincinnati is a great place to get started. Overall sale prices of homes are lower than most areas so that 100-200K can be multiple down payment on investment properties. While the prices of home are low, rent yield is still strong making you feel more confident in achieving those cash flowing goals. For cash flow, I'd point you in a C grade area. It still can attract quality tenants while cash flowing monthly. Also, you are not buying at a premium and can allow the property to appreciate if that said area is historically improving.
