A little late to the party but would love to connect and talk more about Cincinnati. Lots of great areas and much more inventory coming to surface. Also, to add on to what Jordan was saying, this platform is an awesome tool to connect with any sector in Real Estate.

What are the best ways to market yourself? Learn how to sell more than a house; get prospects to understand your story as a professional. 

The best way to market yourself is to find out what separates you from other agents. Especially with how the market is right now, learning how to navigate it will transcend your career. If the market is hot, most agents do alright for themselves. If its not, the best agents will continue to thrive. Why is that? This is because they understand their services and worth to a client. 


In your opinion, what's the best way to market yourself?

I've had clients that create a new LLC for each property they invest in. Others combine their investments in the same LLC. It just depends on what you're looking for and the goals you have for the years to come. Making a different LLC for each new property further segments and limits any potential liability between them. However, some people find this method a bit more complicated. On the other hand, single-member LLCs must be careful to avoid commingling business and personal assets. This could lead to what is called piercing the corporate veil and the loss of your limited liability.

There are many questions to be answered here before knowing if its a "good" deal or not. In terms of what you posted, I agree with Carolyn. A quadplex for 260k seems very reasonable, especially if you are able to get the 650-800 a door. Also, it depends on what your goals are for the property. If you want to sell it within the next 10 years, not getting the sewer line fixed might depreciate the value of the home once you want to sell.

Realtors and Investors.... What are your favorite areas in Cincinnati that most people aren't aware of? 

Mine are:

Deerpark/Silverton - Businesses opening up everywhere including a brewery (Highgrain), bringing in a younger, more energetic community. It's along I-71 that can get you most places in Cincinnati relatively quick.

Madisonville - People in Cincinnati probably know about Madisonville, but out of state investors listen up. Madisonville is nestled up between Mariemont and Oakley with exponential growth in both residential and commercial sectors. This area looks much different than it did five years ago, but there is much more to come.

College Hill - Clean, walkable, and vast redevelopments in the business sector (grocery stores & shopping areas) including a Sleepy Bee that just opened up. Lots of local events to give it a community feel. 

Norwood - There's a reason its called "The gem of the highlands". Great location (near Rookwood, Oakley and not far from downtown). New developments happening everywhere.

Like said previously, buying an investment property involves quite a few variables. There's always a time to buy no mater what the market is looking like. It just depends on your goals and what you are trying to get out of the property. Its better to have your time in the market rather than trying to time the market. If you are thinking about buying now, spend your time looking, get you financials together, and be on the look out for property that matches your criteria/goals.

There's no need to provide two written offers. You can always write up one while communicating different options if the seller isn't interested about the offer sent in. If there's clear communication between your agent and the listing agent, you're in good hands.

There's no right or wrong answer when it comes to this question. It all depends on your situation and what solution you are looking for. Overall, people should consider time in the market over timing the market. Best of luck with your endeavors.

Congratulations on getting your license Sam! Cincinnati is a great area for investment opportunities as well as areas in Norther Kentucky. Having license in both states will definitely give you a jump start on a broader range of clients.
