It seems like a PM vendor issue more so than the PM. Per David Greene’s advice, I always recommend to get at least 3 quotes that break down timeline and cost and then choose from there.

PMs main role is to fix those big issues when they arise so I’d be a little concerned on their vendor reliability because you shouldn’t have to message them multiple times.

I would discuss with them how you can work together to make sure this doesn’t happen again. If it happens again I would then reconsider. AC techs are pretty slammed, especially down south so it’s not surprising that occurred.

Congrats on falling into real estate! Short term rentals are a great investment strategy in all types of markets. As the years pass you’ll continue to increase your equity on those 2 homes so you’ll eventually be able to tap into that equity to purchase more. Keep up the good work!

Single family loans start at 1% down with down payment assistance programs. You can get a multi family for as low as 3% down with many banks if you owner occupy.

BRRRR is a great strategy and Columbus is a great market. The BRRRR can be accomplished with single family and multi-family as well which makes it a great scalable strategy.

To add, generally you don't want to quit claim the title into an LLC until about 12 months.
