Become knowledgeable about buying real estate, but become a genius of marketing. You have to be able to get the deals to come to you.

 Right now I am delivering boxes with marketing information inside such as yellow papers, a business card and why I am wanting their house. This is going to pre-foreclosed houses around San Antonio. I do this for about 4 hours before I go to work everyday.

When I get home from work I shower and fall asleep to the podcasts but write notes when I hear something interesting or of use.

I've been doing this for a little over a month but I guess I've been losing a little hope. I figure that people would want help if they are going into foreclosure. At least one person ha.

I would like to connect with wholesalers and investors in the San Antonio area to discuss a partnership. I'm looking for people with experience in their selected field and I am definitely willing to buy you lunch or coffee or anything really.

Hi everyone,

Recently I've been driving for dollars and doing wholesale tactics to build up my real estate knowledge and to hopefully find some deals. I would like to get better access to deals by seeing what I can on the MLS with a seasoned realtor or a hungry agent that understands the San Antonio market. Any recommendations?

Also I'd be happy to work with an investor as a pupil in exchange for my labor or things they/you don't want to do. I'm EAGER to start and make a killing in this journey.

You would normally cut a percentage with them before hand in negotiations or if they are big they usually already have a set percentage they'll split with you. As far as the comps, especially with wholesalers you should be doing your due diligence with every deal that's shown to you. Wholesalers are known for having skewed numbers because of how easy it is to become one. I would suggest getting with a realtor for that area and getting the comps from them.

I can't speak for everyone but the wholesalers I deal with that send out mass amounts like that usually own a company full of other wholesalers or the "smaller" wholesalers starting out hire and train others to help them with calls and getting the name out there. Its all sort of a network of people running small businesses from one business. Hope that makes sense.

I am looking for a real estate agent or broker that is familiar with the San Antonio market and preferably done investments here and there for themselves. I need someone that understands the investor mindset and is able to find good deals in the right marketplaces for buy and hold investing for rental property cash flow. Where are you getting your facts from like crime rate?

I think that house could be over priced and wouldn't trust the wholesaler stating "light rehab" just from those pics I would say it has foundation issues.

 I got this information from areavibes.com and other websites that record statistics of crimes for an area. I've been hearing mixed reviews on the area and on the issues with the house. I would be happy to sit down with you. I'll shoot you a PM.
