Fair enough, thanks @Frank Wong and @Max T.. I really do appreicate the feedback as I had no idea.  It seems everyone is agreement that a DW is a must so this was very helpful.

That's good to know and helpful, thanks @Lizzie Carver!  Similiar to you I prefer to wash dishes by hand.  Just seems to be a quicker and more efficient process when you only have a few dishes.

Hi all!  Found a great buy and hold property in a hot market in Denver that needs some work since the property was built in 1908.  I'm working on additions to increase rent and one of these would be adding a washer/dryer in unit since that's common for the area that I'm in.  There's a common laundry room just outside the unit that's coin operated.  The kitchen is extermely small so I'm not sure I could even find one that would fit w/o add'l work, but my thought is the kitchen is so small it's worth removing the dishwasher since you can only have so many dishes in a kitchen that size.

Has anyone swapped out a dishwasher for a washer/dryer?  How did it go and did it hit your expected return?  Picture below and thank you for your time!

Welcome @Mike Koscielak!  I'm still fairly new myself.  I have an MBA w/ a concentration in finance so I've always been a paper asset guy and below is what I personally do, but am no way qualified to give financial advice so do your research first and check with a qualified financial professional if you have one.  

So while saving up for down payments instead of keeping that money in a savings account I invest it in the market. Usually 60% in stocks and 40% in low cost ETFs through Etrade.  Sometimes 80/20, I try to get as aggressive a possible to grow the money but then scale back to 60/40 or 50/50 etc...as I get closer to my target amount to mitigate the risk.  They have a lot of ETFs that have no transaction fees and just 30 day hold periods so that you can pull money in/out pretty frequently.  The ETFs are a lot less volatile than stocks so I'm a believer in them and they should get you the 6%-7% annual return after their minimal fees and with minimal work.  If your time horizon is long enough you can also explore the bond market.  Might even try CDs and some high yield accounts as well but I'm not a fan as I don't think the returns are high enough.  Regardless, I think most options are better than just keeping the $15K in your savings account because at minimum you're losing money every year due to inflation so you need to do something to at least outpace that.

Thanks @Tim White!  Appreciate the quick response.  Follow up question - Who do you use for property management?  Any recommendations?  My buddy is going to live in the property for ~2 years but would like to begin analyzing PMs in the area to see how the cash flow would work after he moves out and a PM takes over.

Hi All!

New to real estate investing and recently completed my first buy & hold in Denver, CO where I'm located.  It's off to a great start so myself and a buddy of mine are looking to acquire a property in Jackson, MS where he's currently doing his medical residency at UMMC.  He's somewhat familiar with the area  but is still fairly new as it's only been a year.  

Looking for info on the best places and properties for a buy & hold in the area?  Preferably something with at least 2 bedrooms and 2 baths so we can house hack the property during his residency.  Thanks!
