By the way, I'm one of those people who paid largely for a guru and at the end of the year I found I didn't have the marketing knowledge I discovered I really needed.  Therefore... I purchased @Cody Sperber "Clever Investor" the whole package and learned a great deal about marketing.  I'm very busy and would rather have all the knowledge in once place, plus a mentor to ask questions.   You have to start with the money you have and spend wisely.  I still don't utilize everything he teaches... it's more than I can handle.   (Plus he makes really goofy video's which are really funny.)   There are only a few that make really large sums of money coming right out of the gate as a newbie, so budget your money.

There are 4 houses on one parcel. What a goldmine! They each have their own mailing address and two face Marguerite Ave. They were built between 1936 and 1954, have a total of 3853 sf per county records and the lot is 20,800 sf, almost half an acre. These are all rented with long term tenants, within walking distance to a park and to a school that is K-8th. Total income is $2200/mo. Each house is separately metered and tenants pay all utilities. No immediate repairs are necessary, but the exterior could use a little TLC.

The county lists 2637 sf detached living area which is 3853 total sf. The parcel is large enough it could be divided into two if you choose. Three out of four houses have a detached shed for storage. Two have an A/C and two have Evap Coolers. They have all had some remodeling done at some point with tile and newer cabinets. All interiors are in good condition and have not been vacant for quite some time. One roof is new last year, one roof is two years old. Built in 1946, 2980 Total sq feet per city record, sq feet per unit is estimated. Lot is 17,273 sf, Frame with Stucco, Rental Income $2425.

Walking distance to a park and to a K-8 Elementary School and not far from a High School. This 4-plex has only had about 1 week vacancy in the last 5 years! All tenants have been there between 5 and 8 years and have become a small community. They are all month to month. No repairs needed at this time, all units are in good condition. All units have had some remodeling done at some point with mostly tile floors and some carpet in bedrooms. A patio roof was recently added on the West Side for additional shade. The main roof is 3-4 years old. There is plenty of parking in the back.

There is a studio unit that is currently being used for storage that has a full bathroom and a kitchenette that could be rented easily for $500-$600 additional income. Kitchen has a propane stove (not sure if that works) and mostly needs a little cleaning up and probably some paint. Tile floors and bathroom are in good condition.
