I found a medium-kind-of size broker here in Broward. They do not have much of training but they do not charge me either. I have to pay for the board of realtors to have access to the MLS. I will start in January, very excited, watching a lot of videos.

As for expenses, I think your expenses will probably include:

1. Fixed cost: e.g., office expense, membership due to NAR and local realtor association, fee for MLS, Supra or Super Key subscriptions

2. Variable cost: commission split with your broker and any other transaction related expenses.

I think total fixed cost in my county for #1 is about $300--$400/month. I am not sure how much in your county though.

Hi. I am from South Florida and I am in a similar position, I just passed my Fl exam. But, the difference is that I do want to buy properties, flip some and hold on to others. I started REI with my son a couple months ago, but we realized that the first an may be the more important step is to find a very low price property...there is where you make the money. So, I decided to become a real estate sales assoc.

I do not want to work for a broker, but I see that is the only way to activate my license and have access to their MLS. Tomorrow I will see 2 brokers. What are the questions that I have to make?

Do I have to pay something to the broker?

Do I tell them that I am in fact a REI? How really works the broker-sales associate relationship?

Ok. I have 2 brokers that I will see this week. What are the questions that I have to make?

Do I have to disclosure to them that I am a REI and what I really want is to have access to their MLS? or

work for the broker and see what happen?

I am a nurse changing careers, so I do not know how the relationship broker-sales assoc. really works.

I started a REI with my son a couple months ago and I would like to know where I can find more information/education regarding private lenders. I found very interesting what Sam said about the way history is teaching us the path. I just passed my State exam for Real Estate and looking for ways to connect with a broker to activate my license as well as to learn a little more about private lenders.

Hi. I just pass!!! my State test for R.E. Sales Associate here in South Florida. I prefer to do not work for a broker,

instead I am starting an Investment Project with my son.  How can I activate my license?

I'll appreciate any idea/help....thank you

Hi. I am a REI from South Florida, started 2 months ago and I have some questions: what documents you have to sign when you are doing a wholesale?, are the probate list and divorce list a good lead?. Everybody is talking of "contracts"...what are the exact documents to have ready?
