Hi all, I am using RentRedi for tenant screenings and receive this message for the criminal report for all my applicants:
A criminal search cannot be completed for your applicant because certain local regulations necessitate the implementation of a 2-phase screening process and confirmation of implementing a 2-phase screening process has not been provided.
I am in Cook County, IL and it recently became law that credit and other screenings have to be reviewed and accepted first before a criminal report can be viewed. It seems that RentRedi sends them all at once and there is a checkbox that appears that says other reports have been reviewed but for some reason it still doesn't generate the report. Am I missing anything? Will I need to do a background check on another platform? I spoke with a friend who uses Tenant Cloud and this is not an issue for him. Appreciate any help and advice.

I have a townhouse in Champaign, IL and the owner of the neighboring property has not had luck with local prop management companies and asked me to manage his rental as well. He wants to be as hands off as possible.
I have not done this for someone else before and have not used a management company either so don't know what is "normal." We have a drafted agreement and I'm looking for advice of what to add or ask for.
Some details: 3 bed, 2.5 bath townhome with one tenant (as far as I know). Standard tasks like rent collection, tenant placement, maintenance requests, and lawn care included. 8% management fee, $500 leasing fee when tenant is placed.
I moved to Chicago recently but still travel back to turn my property between mid term tenants (at least once per quarter). What language can I add to the agreement for travel expectations and reimbursement if I ever need to be on-site for an urgent issue outside of my normal visits? Anything else I may be missing?

I would like to move some of my retirement money to a SDIRA account. I have about $25K in Roth and $80K in traditional. Is Roth or traditional better to move? I know the market is starting to drop and wondering if it is even the right time to move. Thanks in advance!

I just met with a program coordinator this morning and asked the same question. From what I gathered, list the max. You can submit comps to support your asking price but it is not guaranteed. Even if they don't pay the max, they will counter with what they will give you and you can take it or leave it.
If you list too low, you may be leaving money on the table so let them counter.
