Thank you! That’s what I figured. I understand why they would do that. It seems hard to judge renovation costs from the ad and the curb though to make any numbers work.

I was looking at duplexes for sale in Columbus OH this morning and saw 2 that said CURB OFFERS ONLY. What is this? Is this a Columbus only thing? This is the first time I’ve ever seen this added to listings.

The National Association of Realtors just passed what's known as the MLS Clear Cooperation Policy, banning all off-market real estate listings starting May 1.

Are there any benefits to us investors or will this make it harder to find deals? What are your thoughts BP?

Thank you @Andrew Postell! It is definitely hard to navigate the mortgages as a newbie but I did find 2 great lenders that do the Cash out re-fi that I was looking for. I look forward to reading your post. Thanks for reaching out and sharing your knowledge!

@Andrew Postell Hi! Im just looking at ALL my options. Our current lender does a 6month seasoning period for refi. Specifically what I really need to find is a lender that does cash out refi and if I find one then yes, I will buy in cash. Have you had luck?
