Not to say it can't be done but this isn't the current time in the market cycle to think it'll be super easy to find what you're looking for. For sure a big investment, it may be worth making the trip and familiarizing yourself with the different areas.
that you for the feedback!
WHat about buying a single family home where I can rent the first and second floor while House hacking the basement or attic?

Hello Mariana Lopez. I would say that if you cannot fly down to Tampa and spend a month looking around the whole of Tampa Bay for the location that you would live in, then, stop where you are at. You are a disaster waiting to happen. The Vultures are looking for someone just like you. Real Estate Investing is not like Stock picking. The difference between Stocks, Futures and Options Markets and Real Estate is that Stocks are instantly Liquid and you could wait a year to sell the wrong house. You live in N.J? Stay in N.J. and make your mistakes close to home.
Thanks so much for this advice!!! my dad will house hack in the property in Tampa, although I will be in NJ. I would be the one to administrate the maintenance though. Does this make a difference?

Hello Mariana Lopez. Regardless of what you will hear from the Pros on BP, I as a burned out, 30 year landlord with the rest of my properties in Brazil...the worst idea is to buy SFH's etc. many miles apart from each other. You will spend your whole life driving around taking care of your Rental Portfolio. The smart guys 30 years were "farming" a certain neighborhood, so, they could self-manage easier at less cost. The second worst idea for me is to try to be an Absentee Landlord...
Hey guys,
I am trying to calculate the expenses of buying a house in Tampa Florida. how do I find out the typical vacancy rate there?
Thanks guys, that definitely gives me a starting point. Ill be looking into the Tampa area.
hello,
I am trying to make a decision wether to buy first home in NJ vs Florida. My family would like to house hack in Florida, im hoping I can buy duplex/apt units and rent out the rest. I live in NJ , family wants to move to Florida but wants to invest in a home. Is it better to invest in Nj or Florida? I don't know the area in Florida I'm familiar with the New Jersey area. If I were to buy real estate in Florida is it feasible for me to manage the property from jersey? or bad idea?
