@Nabil Suleiman Darn it, that means my loan program won't allow it. darn it!!

@Bryan Pham how does one start with that? I've seen people on the boards talking about creative financing, but it seems like it's what you do when you are already holding many properties, not for first time buyers.

@Joseph M. Yes, lot's of red tape!! But I'm going to stick w/ them until I either get something, or save enough cash to go conventional. I won't do PMI.

Hi @Joseph M., nice to see a SoCal person here! My landlord sold her house so I'm currently subletting in Studio City for a few months, hoping to buy so I don't want to sign a lease just yet..

The dream house is in Reseda, I assume I'll need to look in the valley/east LA areas due to my price range. Pasadena has things come up sometimes and is no RSO, but Burbank/Glendale (where I work) are too pricey to hope for.

I'm with NACA, which is ZERO down and unlike FHA has ZERO PMI EVER. But they are also 100% incompetent and their 'realtors' which you HAVE to use know less than I do, so I'm trying to learn everything I can since I'm kind of on my own!!! Also, they cap what you can offer unless it's in a 'low or moderate' income area, which also negates certain areas as no nice areas are in their price zone. It's a cluster eff, but I've been too stubborn to give up thus far!

Hi, I'm Marie! Growing up I never thought I'd rent, I always assumed I'd buy a house. My mom made us get credit cards at 16, and instilled in us that loans were for school and homes, THAT'S IT. I have perfect credit and though I'm an avid saver, I chose to work instead of go to school, so though I don't have any loan debt, I also haven't made 'real' money until just this year.

So here I am w/ my life savings to buy a house. And the Los Angeles market is a joke. My long term goal is to buy a 3/4plex here in LA where the rents are basically write your own blank checks. Then in a few years hopefully have enough equity to buy another, and move back 'home' to NorCal and buy something to live in. Not sure how feasible that is in this market, but it's the goal!!!

I'm currently looking at a DREAM in the valley with NO RENT CONTROL, it's a .3 acre fantasy but the realtor is being coy about not telling us how many units are officially coded. And since it's a dream that's been on the market over a year, I assume it's a officially SingleFamily only.. But until my bubble bursts I'm (semi) hopeful the dream 4plex could soon be my first step into my new retirement plan!!!
