Dear friends - do you have any local contractors in the area that you can recommend to partner with?

SFH for sure! your margins get smaller and smaller with condos plus you have to deal with owner association, neighbors around, etc.

@Zane did they require a rental history? I'm purchasing a soon to be rental which is part of 1031 exchange.  Did you have to be a member to be able to apply?

@J Zev J. No out of state investments yet.  I'm in Florida and looking in the SE states.

Hi everyone! New investor question - if I invest in out of state properties, would I be paying taxes in two states (where I live and where the property is)?

Look at crime rates in the area.

Orlando is getting saturated.  Other cities for you to consider - Tampa and St. Augustine.
