Silicon Valley for a 2/1 apartment approximately 750 sq ft $1950-2300

2/2 apartment approximately 850 sq ft $2400-$3500 depending on the area and how renovated it is. 

Wow.. seeing all these previous posts tells me that I need to move elsewhere. haha.

I've used various tenant screening websites in the past and the best one by far for me has been https://www.on-site.com/

For me, that scenario would be too "high risk." I would request copies of the previous 2 yrs tax returns and if the tax returns reflect the income amounts they state they're making and the bank statements prove it, then I would find that as an acceptable proof of income. I would not rely on bank statements solely, as I have seen cases where the money was in the account one day, and gone the next due to gambling problems or identity theft issues. I would also obtain past landlord verifications to ensure they never had any late payments or were served with 3 Day Notices to Pay Rent or Quit etc.

@Gino Barbaro Hi Gino,

I have done marketing videos before but despite the videos, prospective residents still want to actually see the inside of the home in person. I'm not sure if it's because Silicon Valley rents are really expensive and people need to see what they will be getting for their money... A 2 bedroom apartment here ranges from $2200 to as high as $3,500 depending on the area. I haven't tried Periscope yet, but will definitely look into it... In the past when I did videos, I used Youtube and had to edit the videos myself so it was a few hours extra worth of work. Thanks for your suggestion!

Thanks everyone for your replies, it is greatly appreciated! I recently changed companies and now I have no problem renting properties out. I will do a massive "open house" style  during lunch hour so people can leave work and see the property if they are interested... if they can't get away during lunch then I will do a Saturday morning appointment. @Bill Gulley I began screening callers over the phone too so if they don't pre-qualify then I don't show them the property....Most often than not, people that will take the time to answer 5-6 questions via email or over the phone are serious about wanting to find a rental @Alessandra C. I have used Rently before but surprisingly I've had no luck with it. I live in Silicon Valley so I would of thought that would be a big hit here. The feedback I've received is that people prefer to have a live-person at the home so they can ask the agent questions or they just don't feel comfortable putting their CC info on the site.

Hello everyone,

I'm a property manager full time in California as well as the leasing agent for my portfolio of approximately 112 properties... on average I have about 6 vacancies and therefore I have to rent the properties out while still managing my portfolio. (Dealing with maintenance, doing move-ins/move-out inspections etc) My work hours are 8:30 am - 5 pm (although I typically work until 8:30 pm or 9 pm daily) I noticed that prospective tenants always ask to view properties in the evenings as they claim they can't request time off from work. How late should I make myself available for showings? Sometimes I worry about showing properties too late for safety reasons and also it would be nice to go home at a timely hour for once... has anyone had this problem where no one shows up during normal business hours? I have no problem showing properties on weekends as well, but it would be nice to get some weekends off for once. I'm currently working a minimum of 65+ hour weeks. Maybe it's just wishful thinking.. Any feedback would be appreciated. Thanks!
