Check out your local Real Estate Investment Groups. Under Bigger Pockets Resources, on the right side of this forum, click the Local Resources link and check out the two listings. Also, do a forum search or people search here on BP and make contacts. It's worked for me. Good luck.

You can go to your local Library and get a copy of the IBJ book of lists. There you will find the largest property managers, Brokers, etc.

I haven't really heard anyone call the groups Guru Groups either, I just wanted to be descriptive. I know there are a lot of investors that want to get into real estate but the money is hard to come by. So, if they are going to go into IRA's, Savings or bring Equity partners I'd like to see them get a really good deal on the house and meet their goals either cash flow or flip.

Again, I have access to great buys on the houses but don't have the access to the Nouvou Riche, Russ Whitney, Etc. investors. If you know of anyone wanting cash flowing property or homes to flip on the west coast please let me know and I'll send over deals I have and you can teach them about the 50% rule, if they aren't members of BP.

I have the expertise. I have the product.

What prompted the idea of joining a guru group is I see Gurus bring investors to purchase homes that are "ok" deals. I could provide much better cash flow and exit but i don't have the time to network every Guru group.

If someone has a group they like being a member of and want to team up to provide their group great cash flow deals then I'd be interested in joining or teaming up.

What side of town is your property located? You don't have to give me an address but if you give me an area I can tell you about what it will sell for. I am a real estate broker but don't list/sell property locally but I'll give you my humble opinion.

If it is really 10K and would sell in 30 days at 80K I'll bring you a cash partner to get the rehab done and get it listed.

Thanks for responding. I've put the deal here on BP and have received a great response.

What prompted me to start this question is a local investor here in Indianapolis, IN sold some houses to an out of state group of investors, they were brought to town by a GURU and the deals pale by comparison to what I have to offer.

So, instead of re-creating the wheel, I thought that if someone here in Bigger Pockets, the most "vetted" investor web site available, had a good experience, then it could be a good fit.

Especially, since the program I have in St. Petersburg, FL. could be scaled up to really take advantage of this market, while it lasts.

Real estate Guru groups have spent millions to bring investors together with great product.

I have a great product that cash flows, has management included, etc.

Is anyone a member of a group that has good deals and let's you bring deals to be sold to fellow investors?
