Lender said that Discount points are acctually Origination Fee and it needs to be paid.

On total 244,000.00$ loan, lender is asking me for total of 37 000$ cash. 8000$ will go to down payment, and 29 000$ is closing cost. Is that normal?

How is situation now in Trenton due to COVID? are they on time with rents? Planing on buying multifamily there, looks like a city with a ton of potential.
