@Ron Flatt Thanks for your response. I’ve known her for a little over 7 years now so definitely not someone I just met. We’ve come up with a game plan to unload the 2 properties that need the most work being that she’s a “first time flipper” and I don’t think it’s ideal for her to take on 2 projects that big on her first go round. She’ll use the money from the 2 that are sold to do repairs on the remaining 3, starting with the one that needs the least amount of work. Hopefully I can help her get things done as planned. Thanks for the suggestions.

@Adekunle Ilori All properties need repair work (some major, some minor) but she doesn’t have the money to get them repaired at the moment.

@Adekunle Ilori Thanks for responding. I’m more so asking what would a more seasoned real estate investors, wholesaler, etc. do in an instance where this same situation was presented to them.

Possibly persuade her to wholesale all 5?

See if she’d possibly be willing to do a 50/50 split and partner with her to fix-n-flip the properties?

Mainly looking for suggestions on ways the approach the situation.

Greetings BP Family,

I recently ran across a young lady who inherited 5 properties here in Memphis, TN and about 4 acres of land in a rural part of Mississippi. 3 of the properties are in the South Memphis area (38106) and are in decent condition but could definitely use some updating and minor repair work. The other 2 properties will need major repairs (roof, plumbing, electrical, possible hvac) due to them sitting and being boarded up for some time now and will definitely need more in repairs than what I’m seeing them to be worth. 1 is in the 38108 zip code and the other is in 38111. She’s considering getting the repairs done and selling 2-3 of the properties and holding on the remaining couple as rentals. I’m trying to determine what would be the best course of action for me in this situation and how should I approach it.

Any suggestions and/or advice is appreciated.
