Hey @Josiah Horn that is something you can agree with the tenant.
1- You can pay for utilities and charge some extra to the tenant according to how many people is the family. Let's say that rent is $2,000 you can charge them $250 for utilities.
2- The tenant pays for utilities and you make them a discount. Let's say that rent is $2,000 you can charge them $1,850 discounting utilities.

I will say that professional photos will make the difference if you are starting out. People like what they see if they do not have any other references.
Also, A clean property and a good smell make the whole package.

I have never used RentPrep but if it is on BP it has to be good and trusted!
Screening a tenant is a big part of the process but also check what your guts tell you and if it is possible to meet the tenant in person, that will tell you a lot about the person.

Hey Gavin,
In order to maximize your cash flow you could consider STR or MTR depending on where your properties are located.
Florida is a good destination since it is a growing market for both strategies.
Miami in particular is booming right now and if you have the opportunity to invest in this market I think cash flow won't be a problem.
