You could consider midterm rentals as well.
Creating a good relationship with a health recruiter or insurance claim company could make you 3x more than a long term rental. Just something to consider.

There are a lot of place that you can get a good RTP ratio. One question is if you are planning to live in the city of your investment or not? Because managing yourself or hiring a management company could make the difference.
Almost in any city of Florida you can find a property with a good RTP ratio. In the big cities rents are growing by the day.

I would say that you choose a market and inside that market to look for experts in the specific investment you want to do.
If you are looking to invest near hospitals looking into Mid Term rentals is a good option for you.

You could finance or partner with someone's deal and you will 2 things in return:
1-You will get experience and insight into a deal.
2-You will get a return on your invested capital.

You could use https://www.rentometer.com/ there you can search your location and find out exactly what are the LTRs price for units similar to yours.
Also, in the tools menu of BP you can find some help under Property Management.
