It is true that the life in Miami Beach is super great and if you love it you should buy there and stay at the property or rent it out if is possible with a good cash flow.

Now if you are looking to create wealth I would suggest to invest out of Miami Beach, anywhere from Homestead to Ft. Lauderdale area.

1 or 2 bedrooms will work since Miami Beach and Miami are very busy for STR.

Particularly I would stay out of Miami Beach since they have some restrictions and for sure they will have more in the future.

Anywhere around Miami Beach would work as well and you will have less restrictions on STRs.

Natiivo is a great project with a really big feature since it is specifically built for short term rentals. Besides the price,  the best feature is its location. You have airport 15 min away, Miami port 10 min away, South Beach 15 mins away, American Air Line Arena 5 min walking distance, plus you have huge events all year long including Ultra and you have big tech companies moving to downtown Miami. If you need any other help or info I am here.

Also, you can try Miami RIA, Meet Up groups, and meetings hosted by bigger pocktes.

Hey, @Manson West the best way to overcome our fears is to face them. I know that is easier to say than do and it sounds cliche but is the only way.

Particularly I did not find the test very hard is just you have to take the time prepare. The good thing is that you have more than one chance to take it. There is no shame in failing, but a good chance to know the areas you have to improve. If taking the test scares you that means that that is what you have to do.

Miami, in general, is a very competitive market for seasoned wholesalers this does not mean you could start here. I would say if you want to start in Miami you should partner with someone that is already doing it or work for them till you know the ins and outs of the market and the business model itself.

Keep pushing and you will get it.
