 Hey Katie,

Miami and the nearby areas are very desirable for STR and MTR. Even long-term rentals can give you a good cash flow.

Hey @Hunter Janes if long-term rentals do not make sense(numbers) you might consider other options:

1-STRs in markets that are desirable and allowed.

2-MTR near hospitals or colleges.

3-Sober Homes 

4-Homesplit 

These are some options where the long term rentals don't make sense.

Hey I think you are in the right path!

If you have the means and desire to do it you will accomplish it!

Now it is true that other markets are less expensive than Tampa, Miami or any other part of Florida but doing your first flip in your own backyard give you more insights of what to expect from a flip.  

In you case I would do the flip even though the margins are small just to get the experience. You don't have to do a big project but one that allows you to learn.

After you are more confident with process then you can move to another market. A good book to learn more about that is Long-distance Real Estate Investing of David Greene.

Miami Beach has many restriction for STR due to the big amount of hotels in the area and these hotels lobby the local government to impose.

Is there any particular reason you want to invest in Miami Beach? 

Are you open to consider other areas more STR friendly?

I would say that besides Miami Beach any other area in Miami and it surroundings will work as well for STR. Miami is a very hot destination right now.

 Florida is an awesome state to invest and to live too!

Miami is a particular market where everything in on the rise! From STR, MTR to long term rental everything is increase price by day.

Miami and the surrounding areas are booming with new people moving in and businesses popping up in every corner.

In my opinion is a good option to consider.
