I have been in Pace's mentorship for a month now and extremely excited for what is to come for us in our Real Estate Journey. Although ALOT of information, and drinking from the FireHose - Pace's Zooms, Content, Community is a game changer for myself and my family. I have never once in my life joined any type of Real Estate Mentorship but after reading Pace's Book, Wealth Without Cash - it was a game changer for me. I'm all in, consumed by the opportunities that are ahead of us. The one thing that has really resonated with me is Pace's philosophies regarding Collaboration. A no nonsense guy who believes in Giving Back and without this view on life, relationships, family and friendships within his community - I may not have joined. It's a great question. One I feel we are priced accordingly (meaning no pool) we also have a pretty unique set up with our homes (them being all side by side). We ironically are in a less desirable area, the homes aren't fancy or even nice but it doesn't seem to deter people feom renting from us. I'm a certified home Stager and I'm not a certified STR staging Stylist so I feel that helps with the way we have the home decorated & set up.

 We are 80% occupied for the year. Snowbirds during season (Jan through April) the rest of the year are either locals or currently, contractors in the area.

6 miles to Fort Myers Beach, 6 miles to Sanibel. 
3 bedroom, 2 bathroom each home. 
I do not do any cleaning. The house is pretty much fully automated through our property management systems.

Hi Zach, we have had these properties basically since 2021 and to date, they have been all 15% to 40% Cash on Cash. We have 3 we own, and 10 we manage. That all said, the last 2 month have been slower than usual. Several reasons, FMB & Sanibel beaches. There are alot of workers in the area booking our properties until the beaches are fully restored but this spring has been the slowest in years. A great time to take advantage of the real estate market though. My husband & I are both Realtors here as well - we focus primarily on STR's for investors. I hope this answers your question.
