Hey Roddy. 

I am a licensed Realtor in Evansville, Indiana. Cashflow here is absolutely amazing. I used to live and invest in California but, as you probably know, coming up with $100k down payments wasn't easy at all. 

I have helped many investors, some in-state, most out of state invest here. Seeing on average 20-30% ROI annually. I'd love to talk to you more about it if you want. Thanks!

Multi units would be beneficial, but also, what market are you in? 

In my market, I'm helping clients achieve 20-50% (on the extreme high end) on 30-75k homes. Building an empire takes time some people sell their soul (credit/assests) to the devil to keep getting deals, even with bad cash flow. 

I would say don't rush it, and maybe look at other markets as well.

This is a business after all and we need to keep emotion out of it. If you purchase the property, you have to follow tenant's rights based on your state law. But I would give them an option. To either sign a lease (minimum) at a slightly discounted market rate, or time to move on. 

Potential problems is eviction during corona and any rehab.

I would say upfront. This is pure opinion based on my years of flipping homes, fixing rentals, and being a remodeler.

The home inspection doesn't have anything that surprised me and see them all the time. However, your valuation of $8k may be a little undervalued. I would safely budget 10-15k being out of state having contractors handling all the repairs.

@Kelly Beasley if it's a friend or family member. I typically do a 50/50 of the PROFITS. I still want my original investment back.

@Joel Martinez invest $100 in a nice suit. Go for a job interview and get a job with it. No sarcasm. But if a round person showed up, was professional, dressed nice, and was eager. I'd probably hire them.
