Michael Rodriguez great to see another SVN broker on BP. Our office has brokered SFR portfolios since 2009 and many of our clients have either exchanged info Multifamily or another SFR Portfolio. Each individual investor has their own needs and risk tolerance, so this will of course vary. I'd try to understand what they value and make a recommendation moving forward. You want to make money, so I'd highlight a few exchange opportunities prior to help make the decision process easier for that client. In my experience, SFR investors are more reluctant to 1031 exchange because it's less common in the residential space vs commercial. Presenting opportunities that are available may help them pursue sale. I've refinanced my properties and plan to use the equity in the next cycle. Depending on where your client is in his life, he may choose to do the same.

Lane Kawaoka Do you have information on this Fannie loan program for 50+ homes? Last I heard Fannie dipped their toe in with 2 institutional players, but Freddie was the first to lend in the private space. Freddie is offering loans on $10M+ during the present moment.

We broker portfolios across the country and in this sellers market, the only deals in seeing where seller is open to a creative financing strategy is in tertiary markets. It would be rare to find a seller in a major market open to seller financing, but it's a possibility.

I've underwrote many deals and your expenses will most likely be above 55% of gross income based on age and utility structure.
