I just read in another forum about an agent talking about how B of A is requiring this. Their short sale was in about the same situation as yours, close to closing and it ended up getting foreclosed on. They thought that REO Trans does not want the short sale to happen, they just want the files to help them with the foreclosure.

I apologize that I cannot remember where it was.

When I was in my very first class to get licensed the instructor told a story about an agent in his area that specialized in mobile homes. And how the agents in that area joked she didn't sell anything unless it had wheels on it.

I said but she is selling? And she has found a niche? She is making a living?He said yes but if that is what you want to be known as. In manner to imply that working the small deals is not as rewarding or important as selling the high end stuff.

The investor sitting beside me that drove a $100K+ Mercedes said that he agreed with me. This agent found a niche market and was making money. She was a success even if it was doing something he turned his nose up at. The look on the instructor's face was priceless.

But it shows a mindset that many agents have. They will not get off their butts unless they are going to make a certain amount. They will not list, show or sell certain types of properties in certain areas. And now the market has slowed and they are starving. Who is the smart one now?

It may depend on which agent can prove procuring cause for you making the offer, not which agent writes the offer.

Just sending an email may not be considered procuring cause. In my area, the agent that shows the property, walks with you through the door of the property, usually is thought to have procuring cause.

It is either propping up the market or cushioning the effects of the bad economy on housing but eventually this will catch up with us. You can only rob Peter to pay Paul for so long.

This is sad that these people lump all investors into one group. Kind of like the people that lump all real estate agents into one group. Same as judging some one because of the color of their skin, their religion etc.

No matter what group of people you look at, whether in business or life in general, there are going to be good and bad.

Make the commission the same on your property as all the recently sold comps. Instead of paying more commission, just price the property lower.

Tell them you feel that another agent could better serve them and refer them to an agent you do not care for.

You need to speak with your agent about this. It sounds as if there has been something wrong done and needs to be investigated.

Some qualifications of a good buyers agent: they should be an ABR, experience in the specific types of properties you are making offers on, and also be experienced investing for themselves.
