 Unless things have changed in the past few months there is no way to have an always signed in account on a channel on Roku when operating in guest mode so I don't use guest mode.  Guests just sign in to whatever apps they want to use and logout when finished.  Occasionally, a guest forgets to logout.  Hasn't been a big deal in over 5 years of doing it this way.

Xfinity is the cable company I use, so I can use their Xfinity streaming app across all my Roku devices at my cabins.  So basically I log in to that account and leave it logged in.  From what I have experienced, there are situations that cause that to be logged out though.  I don't know if it just times out after a certain period or what, but every now and then I check it on a Roku device and it is not logged in.  

If that happens, you just ask the guest to sign in and it will prompt them with a URL and a code.  You just need to go to that URL and punch in the code from your Xfinity account.  You can do this on your phone, and it will log you back in.  No need to give the guest a password or anything.  

I do check to see if that is logged on random devices when I am at my cabins, and it happens every now and then.  I have only had it happen on one guest though the whole time so it has not been a big deal for me.

 @Ken Boone great point about being able to log in remotely via the URL. That’s a reasonable fix for occasions when the service gets logged out. 

YouTube TV doesn’t appear to require periodic re-logins. It would be ideal if there’s a way to prevent people from logging out. I’m going to play around with the settings to see if you can do it under Parental Controls, or something similar.

 No I haven't.  I have Direct TV at this property. I'd like to know how this works too because we have the xfinity app on many of the TVs at our cabin.

Same question if your running YouTube TV.


 Well I did find a few threads on reddit, asking if the feature existed to allow you to login to certain apps and leave them logged in while in guest mode.   The answers were pretty clear that both YouTube TV and Xfinity Stream will be logged out.  That pretty much kills guest mode for me.  

Honestly I have been running this way for 5 years and yea every now and then (maybe once a year) a guest might notify us that they forgot to logout.  But other than that no issues.  The Roku account I use in my STRs is different than my home account so no big worries.

@Ken Boone have you had any issues with guests logging out of your streaming tv service (YouTube TV, Xfinity etc.) and not being able to log back in? Do you know whether Roku allows you to disable logout of certain apps so that can be prevented?

A recent episode of the Thanks for Visiting podcast featured Jeff Brown from Loma Homes with some really great insights into what drives the Airbnb algorithm. I found it fascinating. His data showed that the new listing bump is really short: starts tapering off after four or five days. So, @Matt Silverstone I’m not sure that the reason for your low traffic and bookings is because of that. The episode had some other useful insights into what might be impacting it. @Erin Wegrzyn how frustrating! Hope the owner manages to get a fix quickly. It sounds like you should still be able to create a separate new listing. That way you can get going while the owner resolves the issue of delisting the old one.

If it's any consolation, this information is very useful as I get ready to list my first Airbnb.

I went live with a listing the DAY BEFORE Florida shut down STR for Covid. I ended up taking it down and relisting to get the push once they dropped the ban.

I also have a couple of friends that I will ask to book new properties for $1 per night just to leave a review. I Venmo them the cleaning fee. 

Although... I don't know it's worth the trouble for you. Could just focus on future guests. If you don't have any bookings that's another story. 

 @Luke Carl do you know if Airbnb still allows you to delist and relist the same property?

@Erin Wegrzyn sounds to me like if you can, then it would be better to relist. I can't see any advantage of keeping the old listing at 4.33 stars. Since you're rebranding it sounds like also restarting the listing with a blank canvas makes the most sense.

I'd be interested to hear whether you have any issues delisting and relisting. This thread confirms that it was possible back in 2021, but I'm trying to find out if that's still the case. Please share your experience!

 @Benjamin Vail @Rachel Hughes I see this thread is a few years old. Do you know whether it's still possible to delist and relist on Airbnb? We're about to close on our first STR, and since the property is already set up for STR we're thinking of running it pretty much as-is for now, and then in a couple of months do a reno. We want to make sure we're not shooting ourselves in the foot by having pre-reno and post-reno reviews on the same listing. If it's still possible to delist and relist that will eliminate the problem. And, of course, if we get great reviews for the pre-reno listing we can just keep the one listing and avoid jumping through all those hoops.

 I realized my original post wasn't very clear. Right now I'm specifically looking for contractors, not for deals. But I'll definitely reach out to you if I do need to source more deals.

 I don't know if he could help but I would check out Marques Brown. He is a good friend and help a client out recently with a full remodel.

We're searching for properties in the Smokies to renovate and STR. There a a lot of contractors in the area that specialize in new builds, but we haven't found many that do remodeling. Any recommendations? Most of the properties we're looking at are Sevier County, but a couple are within the Gatlinburg city limits, so we're looking for contractors that are licensed in either jurisdiction.
