I have 2 houses in La Quinta. I don’t recommend condos as they don’t rent as well IMHO and from my understanding, most hoa’s (which most condos are a part of) don’t allow short term rentals in the area.

Hi, I live out in the greater LA area and self manage 2 short term vacation rentals in La Quinta for the past 2 years. Happy to share any information. The STR landscape changes frequently with many cities tightening restrictions but there are opportunities depending on what your looking for.La Quinta for example, has a 90 day moratorium on any new STR permits as they look into their STR and balancing recent neighborhood complaints due to the increase in demand for STR due to the pandemic. Each city has its own regs. Palms Springs is heavily regulated and typically at a higher price point than most other desert cities.

Yes the text books option helps when taking the course test certification because it is open book. Also, if you don’t have internet access, it comes in handy on the go and for those like me, who like textbooks that you can write and take notes on. Best of luck!

Yes I would. I went with Allied Real Estate. I bought the package with the text books, sample tests and flash cards. Highly recommend it. They run discount promotions all the time. You get the certification automatically after completing and passing each course successfully.

I’m in the process of getting my RE license and just completed the 135hr online course. I’m a short term rental investor and I used Allied Real Estate and was very please with them.

Definitely relay in your messages to guests that you strive a 5 * review. Most guests don’t know the importance of it so reminding them is always a good thing. At the same time make sure your doing whatever you can to maintain that standard with good communication and a clean and well maintained home. Most guests appreciate those details.

I’ve heard the 3 sets too but from personal experience, we stock more than that. If you have a lot of turnover, you might have guest that ruin them, are stained beyond repair or mysteriously get “lost”. We use white sheets and duvet covers on the comforters but we’ve had to replace them every now and then. They look nice and clean but can be a pain to maintain. Looking into the alternative of colored sheets an an option.
