I know most owners on here self manage. If you do decide to go the PM route, I’d look at local pms that know and service your local market. I’m not a fan of the PMs like vacasa or evolve. They may have more volume but I find at least in my market, that their reviews are just average.

Thanks! Yes that was my concern was the delay. So your saying we don’t have to fill in the broker info just yet if we do the combo exam/license app? That was the only part I was worried about because I haven’t yet decided who to hang it with yet.

Hi I have a general question about the salesperson exam application. Recently completed the 135hrs pre requirements and wanted to submit the application to the state of CA. I noticed there was a salesperson exam app and also a salesperson exam/license application. I haven’t selected a broker yet so it looks like the exam/license app requires that information. Was wondering if it’s beneficial to apply for both at the same time or just the exam and once passed, apply for the license. My goal was to obtain th license before the end of the year. Thanks!

Yes the regs in the area will most likely see a tightening but I don’t think we will see a full on ban. But I see how the uncertainty at the moment, would prevent any potential investors from purchasing until we get a little more clarity. It is definitely a hot market and we are seeing prices increase in the area as a result.

I don't think it will have any issue on STR's. If so, I think it would be a more positive effect. We don't allow parties at all at our STR's and we make that clear on our listings. Small gatherings are ok based on the occupancy limits set forth by our city. It's these loud gatherings that sometimes gives STR's a bad name as people need to remember these are mostly homes in residential neighborhoods and should be treated as such IMHO.

I would first check to make sure if STR was legal in your area. If so, research local STR rates for a similar set up as yours. Usually I use 50% occupancy to estimate figures conservatively. Take into consideration cleaning fees (charged to guest), TOT taxes owed to city, supplies etc needed. STR's require more work with managing cleaning, communication etc. so keep that in mind. Self check in is the way to go. Guests come at all times of the day and for then to have the flexibility to check in through keypad makes things a lot easier. We have the Schlage connect hooked up to a hub and we manage remotely with no issues. We replace the batteries every few months. I know some property managers may meet with guests during their stay and check in and show them around the house as an added home sharing experience but we find most hosts prefer the self check in method.

I’m using Allied Real Estate Schools. So far so good. Bought the course package with all the textbooks, online prep, and sample tests/flash cards.
