It's tough to analyze the deal when all we see are expenses. And no details on expenses. Cant do anything with the report you linked.

I've had side gigs for years. Currently I do Taskrabbit. I've posted about it before but it pays well and can be pretty easy. You choose your skills and make your own schedule. I saw myself doing that plus owning buildings in the future. Slowed down since all of this but 600 bucks is better than zero. I also have a government W2 job.

This tells you where you need to put it. Specifically in NJ, it needs to be in a NJ bank account. Also depends on if you have 10 or more units. Read this and ignore all out of state investor advice on this site as it's not NJ specific 99% of the time.

Thank you all for the insight. After discussing it with the tenant at length and thinking it over, I've decided to allow them to have it. We currently split electric and they will pay a bit more for water and I'm adding an addendum to the lease regarding damages.

I used Raul for my properties. Cant recommend enough. Tank sweep only, I use two separate people as I think you should.

@Maria Miers I had something similar recently as a renter. The PM wouldnt budge on an emergency repair I had to have done in the middle of the night. They were being completely unreasonable like your PM is acting. I politely explained to them my states landlord tenant laws. Citing specific statutes and even attached a pdf guide from the states websites, referencing what page numbers were applicable. They never answered my emails and I got all my money back come move out day.

Can you point to specific TX law that states how ridiculous they are acting?
