Hey .. I just obtained my real estate license in California, Southern Ca area. I am trying to use it to obtain my primary residence. Because this is not my full-time job, are there any brokerages without the hefty monthly/commission fees that anyone is aware of? Thank You all in advance!!

Investors, prior to conducting our refinance, we need our appraisal. My question is, does anyone know if it matters if a single family residence is given an appraisal just after the rehab is complete (once a final deep clean is conducted) prior to tenants moving or 2-4 weeks after tenants have moved in? What are your guys and gals thoughts?
I searched this topic up but couldn't find anything on it.

Newbie question related to the thread above. I plan to purchase a SFR all cash. I have a good friend who is willing to loan20-30K for me to use to rehab the property at X% interest. He would be provided a promissory note. Should I also have him wire money to escrow and draw the money from escrow when time comes to pay the contractor? Rather than have him send me the money direct.

I just bought a (BRRRR) home for 60K and am looking for a HML to assist with the rehab. Various HML's have turned me down due to the low price of home- they say they don't work with anything less than 100K. The rehab will cost approximately 40-50K. Can anyone refer me or point me in the right direction please?
