Hey @William Tong welcome to Nashville.  How long are you in town?  Do you have any plans this afternoon or evening?  I would love to meet you and your business partner.

Hey @Allison Mahoney it really depends on the renter you are looking for.  I would say what is probably more important to renters is location than actually building type.  Building type would be something that buyers would be more particular in their purchase.  I would love to get you acquainted with the neighborhoods and areas in and around Nashville.  I have been investing and working in real estate here since 2011.  I have a pretty good pulse on the market (emerging neighborhoods, rehabs, rentals, job growth centers, big development, Air bnbs, etc.) and all the latest of what is happening.  Send me a DM and look forward to talking with you.

@April Childers I would go with LTR. I live and work in the real estate market in Nashville. I have sold homes in Dickson, Burns, Ashland City/Cheatham County and River Road and I feel your best option would be LTR. I would on exception try STR though especially for CMA, Draft, Super Bowl (Nashville will get one soon, mark my word), Music City Bowl, SEC Tournament, Big Football Games. There is no guarantee for a STR during those events, but it is worth a try and I know people do stay further out or are at least willing to stay further out because of escalated costs those weekends. Overall for the most part I think your best play in LTR! Hope that helps.

I know most of you are staying at the Gaylord and there are 2 great food spots in Donelson, not far from the Gaylord Opry on your way to downtown and that is Nectar (Mexican street tacos) and Party Foul (Hot Chicken).  Germantown has a lot of great upscale restaurants.  If you are looking for music but not on Broadway, I would check out Whiskey Jam at Winner's bar in Midtown around 9pm ish.  It is kind of a local thing with top song writers playing it and then maybe a random guest appearance by a well known artist.  Always a popular thing to do on Monday nights.  I am a big fan of Tavern and The Stillery for food in Midtown as well.

Nashville Fix/Flip investors, do you work your investment alone (I am not including contractors, accountants, property management, hard money lenders, etc.)? Specifically I am asking if you (and your spouse) are the sole decision makers or do have a team or partners you work with? Do you work for a REIT or some other financing entity?

Kevin - Nashville is the best place to invest in the Midwest/South in my opinion (totally biased though).  I know you don't have boots on the ground here, but I can be a tremendous resource to investment properties to you.  Send me a DM, would love to talk more.

Hey Jennifer, what area are you looking to get your feet wet in flipping?  Look to stay in Virginia or would venture out of state?
