Hello BP family,

After cruising around the BP site for a little while it only seems appropriate to introduce myself to this wonderful community. My name is Mark Graziano and I currently live in the Acworth, GA  about 30 min north of Atlanta for those who are not familiar with the area.  I am currently a homeowner with a tenant in my personal property and aim to start targeting single family homes for a buy and hold position.

After attending a few GaREIA meetings I have found them to be full of great information and as I get ready to really start hunting down my first deal I was looking for some feedback from new and experience investors based on their experiences.

1. Where have you found your mentors?

2. What have you found to be your most effective marketing techniques? door knocking? banner signs? flyers?

3. What are your preferred methods of financing?

I do understand that a lot of this is situational. There are many tools that can be used for financing but what do you feel is your number one go to method without draining your bank account.
