I'm seeking the best place to find a virtual assistant that can help as follows: 

1. Use MLS to find multifamily listings based on given criteria

2. Analyze financial statements obtained from MLS listings and Commercial brokers

3. Determine comps and market rate rents

4. Determine viability of properties as investments based on given criteria

Bonus is paid for any property analysis that leads to an acquisition.

I am looking for an experienced builder to develop SFRs and/or a small multi-family (up to 4 unit buldings) in Vallejo, CA.  Does anybody have an excellent, reliable and cost-effective builder they could recommend?  We just subdivided two 10K sq ft lots on either side of our 8 unit apartment in Vallejo that we are looking to build on.  It is in one of the better neighborhoods of the city.  Thanks!

I did, and he was horrible.  I have a regular contractor I use and he is on a job for me now.  He is unlicensed, but better than any licensed contractor I have ever used (not exactly what you would expect).  At the moment, I don't have any licensed guys that I would recommend.  With that said, I am interviewing 4 of them tomorrow to do a rehab job on a 12 unit apartment. If I identify any that I think would be good for you, I will let you know.  Obviously it wouldn't be based on my personal experience doing a job with them (yet).  What is the scope of your project?

Anybody out there know of a good landscape contractor for a flip property I am doing in Oakland (Montclair)?  I need somebody that does great, economical hardscape (build deck, walkways) and softscape (hillside landscaping).  Please let me know if there is anybody you can recommend.  Thanks!!

Hi Christian,

I am interested in joining your mastermind group. My "informal" business partner and I have been pursuing deals primarily in Houston, DFW, Phoenix and Oakland (smaller properties). We both reside here in N CA and are products of Dave Lindahl coaching program. I own small multi-family student housing in Philadelphia (43 beds) and am slightly active in a 172 unit apartment syndication in Texas (I helped raise a portion of funds and have been a student of the process since). I am also a licensed CA broker that uses his license here in N CA for doing SFR fix/flips in Bay Area. My business partner owns small apartments in Oakland. After underwriting 100's of apartment deals and writing many LOI's, we have learned a lot, but struggled to get a significant deal done which makes financial sense (ie 100+ doors). My general philosophy has been to take my active income (tech and real estate business) and push profits to cash flowing multi-family properties. Our challenge has been finding multi-family properties that pencil out. I am highly motivated individual and I think a master mind would be something I could contribute to and learn from. For buyers, go to your local auctions and let every buyer there know that you find discounted properties for investors. I assure you they will give you their contact info. Auction.com also does auctions and good source of leads. Join and go to every REIA and real estate related meetup in your area. Have business cards and tell people you are looking for deals that you will wholesale. You will likely be the most popular person in the room. Craigslist, Facebook and LinkedIn are all places you will easily find buyers. Call bandit signs for buyers. Google cash buyers + city and you will find all types of cash buyers. Your local title co can give you a list of all the cash buyers in your geographic areas that have closed within a certain time period. This information can also be looked up by any real estate agent you befriend (buy them lunch and promise them your next listing).

For sellers, google and then call all the REO agents and short sale specialists in your area. Network, network, network, and make sure you FOLLOW-UP. Buy the wholesalers you meet coffee or lunch and follow-up every 2-3 weeks. They give their deals to the people that are top of mind, responsive and easy to do business with. Bandit signs work too. If you are going to do direct mail you have to be committed with a budget to do it every month. 2-3 times is not going to assure you success. Every month!

Post: 1099 contractor won't complete W9 form

Paul,

When the contractor completes the W9 form they are required to put either their social security number (individual) or Fed tax ID (company) on it.  It is up to the contractor to fill this out accurately.  If they don't, you will get a notice from the IRS saying the information provided was inaccurate.  Then, it is up to your contractor to either prove or correct the accuracy of the info.  I received such a notice when one of my contractor's names did not exactly match what was on their social security records.  I believe I ended up leaving that to the contractor to correct (per the IRS notice).  Either way, I do not believe you are responsible directly for the accuracy of how the W9 is completed.
